Ap\u00f3s encontros nos dias 21 e 22 de setembro, nova alta de 1%, levando o \u00edndice para o atual patamar de 6,25%. Mas por que a taxa selic \u00e9 t\u00e3o importante no pa\u00eds e por que ela deve ser monitorada por voc\u00ea, que pretende investir em im\u00f3veis?\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Pois bem, <\/span><span style=\"font-weight: 400;\">a<\/span><span style=\"font-weight: 400;\"> Selic <\/span><b>\u00e9 a sigla de Sistema Especial de Liquida\u00e7\u00e3o e de Cust\u00f3dia <\/b><span style=\"font-weight: 400;\">e essa taxa. Em s\u00edntese,<\/span><b> ela \u00e9 a refer\u00eancia dos juros que s\u00e3o cobrados no Brasil. Ou seja, toda opera\u00e7\u00e3o que envolve cr\u00e9dito \u00e9 impactada pela Selic.<\/b><\/p>\n<p><span style=\"font-weight: 400;\">O BC (Banco Central) tem, na Selic, um mecanismo para controlar os \u00edndices inflacion\u00e1rios no Brasil. A pr\u00f3xima reuni\u00e3o do Copom ser\u00e1 nos dias 26 e 27 de outubro. A \u00faltima, em 2021, ser\u00e1 no dia 8 de dezembro.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Evolu\u00e7\u00e3o da selic em 2021:<\/span><\/p>\n<p>&nbsp;<\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">2% em 20 de janeiro;<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">2,75% em 17 de mar\u00e7o;<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">3,5% em 5 de maio;<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">4,25% em 16 de junho;<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">5,25% em 4 de agosto;<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">6,25% em 22 de setembro.<\/span><\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<h2><span style=\"font-weight: 400;\">Como a taxa selic afeta o mercado imobili\u00e1rio?<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Investir em um im\u00f3vel exige um valor significativo de recursos. Com isso, a maioria das pessoas precisa recorrer ao financiamento banc\u00e1rio &#8211; impactado pela taxa Selic.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Em outras palavras, a taxa selic e o mercado mobili\u00e1rio tem no juros do financiamento sua principal rela\u00e7\u00e3o. <\/span><b>Quando a taxa que referencia os juros est\u00e1 baixa, os brasileiros financiam im\u00f3veis com cr\u00e9dito mais barato, o que \u00e9 extremamente vantajoso<\/b><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">De agosto de 2020 a janeiro de 2021, por exemplo, a Selic estabilizou na casa dos 2%, uma baixa considerada hist\u00f3rica.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">A expectativa, at\u00e9 o fim do ano, \u00e9 que a taxa selic fique ainda perto dos 7%. Isso \u00e9 metade dos 14% que registrava nos anos 2016, por exemplo. Cabe ressaltar que, quando a Selic sobe muito, o mercado adota cautela em rela\u00e7\u00e3o ao mercado imobili\u00e1rio. <\/span><b>Ganham import\u00e2ncia, ent\u00e3o, investimentos como renda fixa.<\/b><\/p>\n<p><span style=\"font-weight: 400;\">Os atuais 6,5% da Selic j\u00e1 n\u00e3o s\u00e3o os desej\u00e1veis 2% do in\u00edcio do ano. Mas est\u00e3o distantes dos juros elevados que o pa\u00eds registrou h\u00e1 poucos anos.<\/span><\/p>\n<p>&nbsp;<\/p>\n<h2><span style=\"font-weight: 400;\">O que motiva a taxa selic aumentar ou diminuir?<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">O mercado imobili\u00e1rio est\u00e1 ligado \u00e0 Taxa Selic que, por sua vez, est\u00e1 ligada \u00e0 infla\u00e7\u00e3o. Quando a infla\u00e7\u00e3o est\u00e1 acima da meta, espera-se que o COPOM decida elevar a taxa Selic. Por outro lado, se a infla\u00e7\u00e3o est\u00e1 controlada e abaixo da meta, o normal \u00e9 que o Copom opte pela queda da taxa Selic.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Conforme mat\u00e9ria publicada na Ag\u00eancia Brasil, ap\u00f3s alta de 0,87%<\/span><span style=\"font-weight: 400;\"> no IPCA (\u00cdndice Nacional de Pre\u00e7os ao Consumidor Amplo) de agosto, a <\/span><a href=\"https:\/\/agenciabrasil.ebc.com.br\/economia\/noticia\/2021-09\/inflacao-acumulada-em-12-meses-passa-de-10-em-oito-capitais#:~:text=Com%20a%20alta%20de%200,Geografia%20e%20Estat%C3%ADstica%20(IBGE).\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">infla\u00e7\u00e3o <\/span><\/a><span style=\"font-weight: 400;\">chegou a 9,68% no Brasil, considerando os \u00faltimos 12 meses.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Ou seja, infla\u00e7\u00e3o em alta, Selic em alta.<\/span><\/p>\n<p>&nbsp;<\/p>\n<h2><span style=\"font-weight: 400;\">O que muda com a alta da taxa selic?<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">A taxa selic n\u00e3o pode ser vista somente no curto prazo. Observe, sempre, as varia\u00e7\u00f5es da Selic a m\u00e9dio e longo prazo.
